PDF tools for real estate — listing packs, disclosures and deeds
Updated 16 August 2026
Real-estate paperwork is photo sheets, listing packs, signed disclosures and scanned deeds. UnboundPDF builds a photo sheet with JPG to PDF, combines the pack with Merge PDF, fills disclosures with Fill & Sign, and makes deeds searchable with OCR — all in your browser, with no document upload.
Build listing packs, photo sheets, signed disclosures and searchable deeds in your browser. Free UnboundPDF tools — documents are not uploaded.
UnboundPDF is a free suite of 43 PDF and image tools that run entirely in your browser — merge, split, compress, edit text, OCR in 126 languages, redact, sign, convert and archive to PDF/A. Your document is read and written by the page on your own device; there is no document-upload endpoint in the core tools, no account, no watermark and no daily cap. Every result can be checked — with the Network tab, or with the Document Passport the Workspace writes for a chain of steps.
- Shoot the property, then drop the photos into JPG to PDF and set the page order.
- Pick a page size and margin, create the PDF, then compress it if you will email it.
- Merge the photo sheet with the floor plan and disclosures into one listing pack.
- Send the disclosure out with Fill & Sign, and flatten the returned form before filing it.
A listing pack carries an owner’s address, their price expectations and, once it comes back, their signature — usually before the property is public. Every tool linked here runs in your browser, so those pages are read on your own device instead of being posted to someone else’s processing server.
Photo sheets from phone shots
A listing starts in the camera roll. Open JPG to PDF, drop the shots in, and drag them into the order a buyer should see them — exterior, hall, kitchen, garden. Each image becomes its own page, and you choose whether pages fit the image or force A4 or Letter with a margin. JPG and PNG images are embedded exactly as they are, with no re-compression, which is good for the photos and bad for the file size: a twenty-shot sheet gets heavy fast. Run the result through Compress PDF on Balanced afterwards and read the saving it reports rather than assuming one. Measured on 13 Aug 2026, a 784 KB scan came out of Balanced at 418 KB and Maximum at 238 KB. Working between viewings on a handset? The phone route is written up in merge and compress on iPhone.
One listing pack instead of eight attachments
Buyers open the first attachment and ignore the rest, so send one file. Merge PDF combines the photo sheet, the floor plan, the energy certificate and the disclosure set into a single PDF, and you drag the files into order before merging. If a source file has pages that should not travel — an internal valuation note, a prior offer — pull them out with Organize PDF first, so the pack only contains what you meant to share. The mechanics of the local merge, and how to check them, are in how to merge PDFs privately. If the pack still bounces off a mail server, Split by Size cuts it into parts under a limit you set, and compressing a PDF for email covers the common attachment caps.
Disclosures signed and sent back
Fill & Sign types onto the form whether or not it has real form fields — text and checkmarks are placed as an overlay, so the flat scan a title company sent you behaves like an interactive form. The signature is drawn with a finger or mouse, typed in a script style, or uploaded as an image, then placed where it belongs. Be straight with clients about what that is: a visible signature on the page, not a cryptographic certificate signature, so it carries none of that tamper-evidence. When a completed form comes back and should stop changing, Flatten PDF bakes the field values into the page content while keeping the text selectable.
Scanned deeds you can actually search
Deeds, plats and old covenants arrive as photographs of paper. OCR PDF recognises them in your browser and lays an invisible text layer over the original pages, so a parcel number becomes findable with Ctrl+F; straighten tilted pages with Deskew PDF first, because recognition quality tracks the scan far more than the tool. The full walkthrough, including what helps most, is in OCR a scanned PDF, and once there is a text layer the wording can be copied out like any other document. Before a copy circulates, Edit Metadata clears the author and keywords left by whoever scanned it — the title shown in a reader’s tab is worth setting properly too, since that is what a buyer sees when they open the file.
Scope
Compression reports the real figure — a 6.5 MB paper whose images were already optimised gave up 3% on the 13 Aug 2026 run in Chrome. A drawn signature is a signature image, not a certificate-based digital signature; whether that suffices is a question for your broker or attorney. OCR does not read handwriting reliably, which matters on annotated deeds. Disclosure duties, retention periods and signature rules differ by state and country; this page is not legal advice.
Check it before the next listing
Do not take the no-upload claim on trust — open DevTools, watch the Network tab while you merge a test file, and see that no request carries your document bytes. The PDF Privacy Lab walks through that verification step by step. Neighbouring trades run the same playbook: see PDF tools for small business for quotes and staff forms, and PDF tools for freelancers if you work as an independent agent.
Frequently asked questions
Can I make a property photo sheet from my phone photos?
Yes. JPG to PDF accepts JPG, PNG and WebP, places one image per page in the order you set, and lets you choose fit-to-image, A4 or Letter with a margin. The images are embedded as they are, so there is no quality loss on the way in.
Is a signature added in Fill & Sign a legally binding e-signature?
It places a drawn, typed or uploaded signature image on the page. It is not a cryptographic (PKCS #7) certificate signature, so it carries no certificate-based tamper-evidence. If your brokerage, lender or jurisdiction requires certificate-based signing, use a service that issues one.
Can I search a scanned deed?
Not until the words are recognised — a scan is a picture of a page. OCR PDF runs Tesseract in your browser and lays an invisible text layer over the original pages, so the deed becomes searchable and selectable. Straighten crooked scans with Deskew first.
Do the property photos or the client's signed disclosure get uploaded?
No. These tools run in your browser: the page downloads its code and reads your files on your own device. You can confirm it yourself with the Network tab before you use a real listing — the PDF Privacy Lab walks through the check.
