The order tells the story
A condition report reads as a walk-through: entrance, hall, kitchen, each room, the meter readings last. Shoot in that order and the photo roll is already the document; add the photos in sequence and each page lands where a reader expects it. Sixty loose images in a chat thread prove nothing in a year — one dated document proves the flat's condition on the day.
Shoot for the document
Wide shots to place each room, close-ups for anything you would argue about later: the scratch that predates you, the meter, the mould corner. Daylight over ceiling bulbs, and fill the frame. The photos are evidence; blurry evidence is a concession.
Both parties, same file
Send the PDF to the other party the day it is made — tenant to landlord or the reverse — so one shared artefact exists with a date on it. For a full handover, the photo PDF merges into the packet beside the signed protocol: the packet pattern applies to move-ins as well as sales.
Troubleshooting
The PDF is enormous. Expected before compression — sixty full-resolution frames; Balanced fixes it. Photos are rotated. Rotate the affected pages after converting. The other side disputes the date. The email you sent on handover day carries the date for both of you — which is why the PDF goes out same-day, not "when I get to it".
